Real-estate research (NAR + Zillow surveys) puts smell in the top 5 first-impression factors. The smells buyers flinch at: pet (cat especially), smoke, cooking grease, mustiness from humidity. All four are HVAC-distributed problems — meaning a wipe-down of the kitchen counter doesn't fix them; only cleaning the system that's moving them does.
