A typical 3-bedroom, single-system home takes 2.5 to 3 hours from our arrival to the tech driving away. Here's what we actually do, step by step. No skipped steps, no fake "deep clean" claims.

When our tech leaves the previous job, you get a text with the live ETA — and another when he's pulling up to your street. No all-day windows; you stay on your own schedule.

Pre-clean HEPA-cam inspection
Before we touch anything, we run a HEPA camera through every supply vent and the main trunk. You see what we see. We photograph everything and walk you through the dirtiest 3-4 vents.

Pre-clean IAQ air sample
We collect a sealed indoor air sample using a calibrated pump. This sample goes to an independent Maryland-based lab for analysis. It's what makes our 'after' results provable.

Negative-pressure HEPA cleaning
Truck-mounted vacuum with HEPA filtration creates negative pressure across the entire HVAC system. We block off each register one at a time and dislodge debris with brushes + air whips. Nothing escapes into your home — that's what the negative pressure is for.

Air handler / blower / coil cleaning
We open the air handler, clean the blower assembly, and brush the coil surface. This is the highest-leverage 20 minutes of the job — most companies skip it.

EPA-registered antimicrobial fog (optional)
On request, we fog the cleaned duct system with an EPA-registered antimicrobial. Pet households and allergy sufferers usually opt in. Optional add-on — quoted in writing before we apply it.

Post-clean HEPA-cam verification
Same camera, same vents, side-by-side. If anything still looks wrong, we re-clean it on the spot. You sign off on the visual before we collect a 'clean' air sample.

Post-clean IAQ air sample + invoice
We collect the after-cleaning air sample, seal it, ship it with the pre-sample to the lab. The invoice matches the written quote we handed you before starting — no upcharges, no surprises.

IAQ Lab Report delivered
Branded PDF emailed to you with side-by-side particulate counts, allergens detected, mold spore counts, and a plain-English interpretation. Printed copy on request.
